How Long Does Foam Wall Insulation Last?
Spray foam insulation is among the most durable insulation products available when installed correctly, it lasts the life of the building.
Closed-Cell Foam: 30 to 50+ Years
Properly installed closed-cell spray foam maintains its R-value and structural integrity for 30 to 50 years or more. It does not settle, does not absorb moisture (when properly installed), and does not provide food for mold or pests. The blowing agents in closed-cell foam do migrate out of the cells over time the foam’s R-value decreases slightly over the first few years (5 to 10 percent) as the blowing agent is replaced by air, then stabilizes. Manufacturers’ aged R-value data accounts for this the rated R-value is the stabilized long-term value.
Open-Cell Foam: 20+ Years
Open-cell foam is structurally stable and does not settle or compact. It is vapor-permeable moisture can pass through it, which is both a feature (allows walls to dry) and a limitation (cannot serve as a vapor barrier in wet conditions). Rigid Foam Board: 20 to 30+ Years
EPS (expanded polystyrene) and XPS (extruded polystyrene) rigid foam board maintains its R-value for 20 to 30 or more years in protected installations. XPS loses approximately 10 percent of its R-value over the first 20 years as the blowing agent slowly migrates out. EPS is more dimensionally stable long-term. Both degrade if exposed to direct sunlight (UV) they must be covered with drywall or an appropriate facing in any occupied or accessible application.
What Damages Foam Insulation
UV exposure degrades all foam insulation products and must be avoided. Physical damage during renovation work. Moisture intrusion in open-cell foam installed in wet conditions (below-grade or high-humidity applications for which it was not designed). Pest intrusion in rigid foam board some insects and rodents tunnel through EPS and XPS foam. Closed-cell spray foam is resistant to both moisture and pests.
