What Does Concrete Leveling Cost?
Concrete leveling, also called mudjacking, slabjacking, or concrete lifting, typically costs $500 to $5,000, averaging around $1,400 for a moderate repair. Both methods raise a sunken slab by injecting material through holes drilled in the concrete, filling the voids underneath and lifting the slab back to grade. Price depends on the area being lifted, the severity of settling, and the method used.
Small Slab Section: $500 to $1,000
A single sunken area under about 50 square feet: one or two sidewalk panels, a small settling driveway section, or a garage floor corner. Holes are drilled, material is injected, the slab is raised to grade, and the holes are patched. The repair takes a few hours and the area is typically usable the same day.
Larger Area: $900 to $3,500
Multiple adjacent panels, a larger driveway area, or a patio with several sunken zones, generally 100 to 300 square feet. Cost scales with the number of injection holes and the volume of material injected, and with the method: mudjacking sits at the low end of this range and polyurethane foam injection at the top, so more extensive settling and the foam method both move you toward the upper end.
Severe Settling: $2,500 to $5,000
Extensive settling across most of a driveway, a lift requirement of more than 2 to 3 inches, soil voids that demand more fill material, or access limitations that require additional equipment. Where the underlying cause, such as soil erosion, tree root damage, or utility trench settling, has created extensive voids, leveling can approach or exceed the cost of full slab replacement, and the choice between them deserves careful evaluation. It is the more economical method with a decades-long track record. It is also far heavier than foam, at more than 100 pounds per cubic foot, and the slurry can wash out over time under high groundwater conditions. At $3 to $6 per square foot, a 100-square-foot sunken driveway section runs $300 to $600, though contractor minimums of $450 to $950 mean a job that small is usually billed at $500 or more.
Polyjacking injects two-part expanding polyurethane foam through much smaller holes. The foam expands to fill voids, reaches more remote spaces than slurry does, cures in 15 to 30 minutes, and weighs about 2 pounds per cubic foot. The smaller holes are less visible after patching. It costs materially more than mudjacking for the same treated area, $5 to $25 per square foot against $3 to $6, and it is the preferred method near a foundation, where the added weight of slurry would load already compromised soil. Leveling or Replacement?
Leveling usually costs less than full concrete replacement for the same area, but how much less depends on the method: mudjacking at $3 to $6 per square foot against full replacement at $8 to $20 per square foot including demolition and disposal, or $3,000 to $10,000 or more for a full slab depending on size. Leveling is the right choice when the slab is structurally sound and the settling comes from soil movement or void development beneath it rather than from failure of the concrete itself. It is the wrong choice when the slab is extensively cracked, spalled, or delaminated, when it is older than 20 to 25 years and in poor condition, when settling exceeds roughly 3 to 4 inches, or when ongoing drainage problems guarantee the settling will recur. Why Slabs Sink and How Long the Repair Lasts
Concrete sinks for four common reasons: poor initial compaction, where fill soil was never adequately compacted; water erosion, where rain or a plumbing leak washes soil out from under the slab; soil shrinkage, where clay soils shrink in dry conditions and expand when wet, creating movement and voids; and tree root activity, where roots die and decompose and leave voids behind.

Leveling quotes generally cover the lift alone. Budget separately for the work that makes the result durable: drainage correction $300 to $4,000, crack repair $150 to $800, and joint sealing $300 to $1,000.
Two quotes on apparently identical scope often differ by 20 to 40 percent, and the reason is usually scope assumptions rather than price competition: different material grades, different specifications for what is included, and different assumptions about what is priced separately. A low bid that does not explain why it is lower should be scrutinized for omitted scope.
